THREE-STORY APARTMENT BUILDING WITH BASEMENT AND SWIMMING POOL AND TWO-STORY DIAGNOSTIC CENTER – POLYCLINIC WITH TWO BASEMENTS

The study concerns two independent buildings: a three-story apartment building with a basement and a swimming pool, and a two-story diagnostic center – polyclinic with two underground levels.The proposed layout was developed considering the orientation, the position of the plot, the adjacent buildings, and the requirements of the architectural program. Due to the different uses and needs of their respective users, the buildings are oriented towards different streets, either near or set back from the building line—and positioned at the greatest possible distance from each other. Both buildings are constructed using simple, identical elements, but with distinct final forms. The apartment building features a white mass with large semi-outdoor spaces, balconies, recesses and projections, and a separate compact stairwell volume on the west side. A large courtyard with dense planting is created on the southern façade of the apartment building to provide greater privacy for the residents.The diagnostic center – polyclinic is a lower, more compact concrete-gray mass incorporating large glass panels and metal louvers, along with a large entrance canopy. Dense planting is also proposed along the plot boundaries, especially on the north side, for protection.The goal was to create a simple structure with clean lines, functional spaces, optimal orientation, and maximum privacy. The setback of the apartment building from Kípon Street maximizes the densely planted southern area of the plot, creating views from the large, protected balconies of the living spaces and master bedroom. The west-facing stairwell helps shield the apartments during the summer months. All bedrooms have balconies, primarily facing south and east. The vehicle ramp to the basement is positioned at the edge of the plot to reduce disturbance. Dense planting is also recommended around the open spaces surrounding the building.The diagnostic center – polyclinic is essentially a clean, rectangular parallelepiped with two stories, positioned with its main façade along the setback line and parallel to Platánon Street for easier public access. A large two-story L-shaped glass panel defines the south and east façades. The southern façade is completed with a full-height element that includes the center’s logo and closes the mass to the west. Electrically operated louvers regulate the light on the south and east façades and also offer thermal protection. A metal fire escape staircase is located on the east façade, leading from the first floor. The north and west façades are more “closed,” featuring vertical narrow glass slits spanning the height of the building. A large canopy shelters the main entrance from the street and serves as a key design element of the façade (the only protruding element, emphasizing the façade and breaking the verticality of the glass panels). On the north side, a deep semi-outdoor space with a green roof is created, functioning as an outdoor waiting area with seating and shelter from the north.The proposal aimed to differentiate the diagnostic center building from the apartment building, making them clearly distinct structures, yet approached with a similar design language of clean and simple lines and volumes, thus creating a balanced composition. As such, the diagnostic center adopts the simplicity of a cubic form with vertical elements (metal window framing, concrete paneling) and horizontal elements (louvers, canopies, cornices), with its function highlighted through minimal signage. The solid elements are proposed in exposed concrete finish, while the glass panels, metal louvers, and other metallic features (stairs, railings) are all in gray.
